Who can apply for a housing loan for property repair?
A natural person (existing and new client), resident, who meets the requirements of creditworthiness set by the Bank (optional co-borrowing) and who is also the owner or co-owner of the residential property (an apartment or a house) damaged during the earthquake which struck the area of the City of Zagreb, the Zagreb County and the Krapina-Zagorje County, i.e. which is located in the earthquake affected area.
What are the steps to approval of a housing loan for property repair?
1) Submission of the loan application and the documents required for loan approval. 2) The Bank will initiate the appraisal of the property through ZANE d.o.o. that will also include the appraisal amount required for property repair. 3) If required, ZANE d.o.o. will organise a structural engineer's visit to your property to assess the damage requiring repair. 4) If approval conditions are met, the Bank will approve the loan. 5) Certification/solemnization of the loan agreement by a notary public, registration of pledge of property in favour of Zagrebačka banka in case of loans exceeding HRK 100,000 / EUR 15,000 6) Payment of loan amount
Which documents are required by the Bank?
- documents proving creditworthiness - copy of the land registry excerpt for the property that is the subject of financing / pledge - photo of the label referring to the property status (green, yellow or red tag) - in case of significant damage and if you have an unusable building certificate, a damage rehabilitation project has to be obtained, whose cost is to be borne by the borrower. - the Bank may also request other documents if necessary.
What can be the purpose of the property repair loan?
- reconstruction or renovation of a residential property (an apartment or a house) - purchase or construction of a residential property if the damaged property was labelled as unusable for living and its repair is not cost-effective
What are the benefits of a housing loan for property repair?
- interest rate from 2.45% regardless of the currency (HRK or a currency clause in EUR) with a combination of a fixed and variable interest rate - no loan processing fee - repayment period up to 30 years - loan amount up to HRK 2,000,000 or EUR 250,000 - the cost of appraisal of the property and the preparation of the bill of quantities required for the repair works will be borne by the Bank. - possibility of increasing the loan for additional purpose of furnishing the property or purchasing furniture in the amount of up to HRK 75,000 - loans up to HRK 100,000 /EUR 15,000 are approved with no loan security instruments. - the loan can be paid out in cash up to max. 50% in case its purpose is reconstruction/renovation/construction. - at any time during the loan repayment period, the borrower may repay more than required without paying a fee, or even make an early loan repayment, which will result in savings in the total interest paid.
